Course Objectives
- Identify all steps in completing a cost approach. The step-by-step process of estimating current construction cost is the focus.
- Recognize how to use data sources and the comparative-unit method of cost calculation.
- Apply the age-life and market extraction methods of estimating depreciation.
- Apply the breakdown method of estimating depreciation, including physical deterioration, functional obsolescence, and external obsolescence.
- Recognize elements of cost approach summation, including reconciliation of depreciation estimates.
- Identify residential site valuation principles and how they relate to the concept of market analysis and the development of a highest and best use conclusion.
- Identify the elements of comparison and the units of comparison as they are applied in the sales comparison approach for estimating site value.
- Recognize steps in the extraction and allocation methods of site valuation.
- Reconcile multiple site value indications to a final opinion of site value.

You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

Program Hours and Materials
Onsite check-in will begin at 8:00am on Monday, June 17. "Live / in-person" Instruction will run from 8:30am – 4:30pm (Pacific Time) Monday, June 17 and from 8:30am – 3:30pm on Tuesday, June 18. The one-hour exam will be administered at 3:30pm on Tuesday, June 18. Students will be on their own for lunch; numerous eateries are available within easy walking distance of and onsite at Treat Towers.

Upon registering, students will have access to the downloadable course materials. Students are strongly encouraged to have pre-printed and/or pre-downloaded the materials. Do not wait until the day of the course to download as the files are quite large.

Education Credit Hours and Attendance Verifications
Those who check in late, leave early or are not in attendance during non-scheduled breaks may jeopardize receipt of credit.
Appraisal Institute: Full attendance (100%) and successful completion of the exam enables Designated Members, Candidates for Designation and Practicing Affiliates to receive 140 AI CEC points; 70 points for full attendance only (no exam).
BREA Continuing: Residential Site Valuation and Cost Approach has been approved by the BREA (#05754102) for 14-hours of BREA CEC. Full (100%) attendance required but BREA CEC (continuing education credit) does not require successful completion of the exam.
BREA Basic/Qualifying: Residential Site Valuation and Cost Approach is approved for 15-hours of BREA qualifying education (QE) credit (#05754102) with 100% attendance and successful completion of the course exam.
If you are seeking credit for this offering from a state outside of California, check with your state licensing board(s) to make sure an out-of-state offering will be accepted before registering. It is best to speak directly with a representative from your board rather than relying on information posted to the web. Note: Some states outside of California may have additional reporting requirements that the chapter is not able to comply with.

Cancellations
Written cancellations received by Monday, June 3 subject to a $50 cancellation fee. Cancellations received after that time but prior to noon on Monday, June 10, are subject to a $100 cancellation fee. No refunds for cancellations received after June 10 or for program "no shows". Cancellations can be emailed to lisa@norcal-ai.org.
We reserve the right to substitute instructors, or to cancel or modify this program (adjust hours or location) if sufficient registrations are not received by Friday, May 31 or due to other circumstances beyond our control. In the event of cancellation, tuition fees will be refunded. All other costs incurred are the registrant’s responsibility.
